The Shire of Capel (the Shire) is celebrating an exciting milestone of 8,005 completed homes across the Shire, as of August 2026, with 20 brand new homes completed in the month of August alone. This represents an increase of 1,510 new homes in the Shire (23.25% increase) since the 2021 Census.1

The number of completed homes for the current 2026/27 Financial Year is sitting at 46 for the Shire, with many more to come. An impressive 849 Residential Lots currently have Conditional Subdivision Approval across four (4) separate localities and nine (9) separate estates.

Looking further ahead, over the next three years, the Shire has 2,258 Future Residential Lots to come online across the localities of Dalyellup, Boyanup and Capel.

Shire President Councillor John Fergusson (Cr Fergusson) said there is more yet to come for the Shire, “We are extremely fortunate in the Shire of Capel to have a significant amount of land available for future residential development.”

“In addition to the 3,107 Lots that are, at a minimum, Structure Plan approved, we have 60 hectares of Urban Development zoned land awaiting Structure Planning and infrastructure provision. However you do the math, it adds up to lots of new homes in the Shire of Capel and shows that when it comes to providing homes for the South West, Capel is more than pulling its weight.”

Other approved residential and accommodation provisions in progress will seek to offer 309 housing solutions in some of the region’s most pressing areas of need: including affordable housing for an ageing population, social housing, tiny home lots and key worker accommodation.

In Boyanup, Aspen Lifestyle Meadowbrooke can provide 93 additional dwellings for over 50s and an approved Tiny Home Village, the first of its kind in Australia, will provide 40 Lots for permanent residential accommodation.

In Dalyellup, Bethanie Social Housing is now under construction and will provide 50 apartments for over 55s on the social housing list and Bethanie Key Worker Accommodation is commencing forward works soon to provide 70 dwellings for key workers in the region.

The recent increased income eligibility limit for social housing by the Cook Government ensures that even more West Australians will be eligible for these homes.

In Capel, the Capel Tavern development will include the provision of 56 permanent dwellings for over 55s right in the Town Centre.

From the 2023/24 Financial Year to the 2024/25 Financial Year the total value of Building Approvals across both residential and non-residential building work in the Shire of Capel increased by 210%, from an estimated $113.61 million to $167.68 million. Of the $167.68 million total, $114.10 million was residential.2

Cr Fergusson acknowledged the positive on-flow effect development has for the Shire, “Building new homes does far more for community than putting a roof over people’s heads. It creates jobs for local people, work for local trades and business for local suppliers.”

In 2025, of the 3,369 jobs located within the Shire, 59% of that workforce also live in the Shire with the construction industry being the second largest contributor to that workforce at 12.3%, representing 427 jobs.3

Cr Fergusson believes Council and the administration of the Shire are aligned in their vision for the future of the Shire of Capel, “You can’t just look at what’s happening today, you must proactively plan for tomorrow. We continue to work with the State Government on de-constraining land and our administration recently facilitated a Land Audit with a view to identifying future opportunities and best use.”
